Successful Buyers Do This

Implementing these strategies gives you the best chance of finding the right property for you. Successful buyers have their:

 

Ducks In A Row

Most buyers have the tendency to dive in and begin looking at properties right away: scrolling through Zillow, Land.Com, etc. This is the real estate equivalent of scrolling through Facebook newsfeed or Amazon marketplace.

The better approach is to have all your ducks in a row before you go. To get the pieces in place you will need to secure a property before starting your search. These include:

·        Get documentation showing loan pre-approval or proof of funds. This will demonstrate to sellers that you can pay for the property and will make sure we are looking only at properties that are within range.

·        Review all the relevant documentation with your agent, including buyer agency and offer documents. Discuss the offer, due diligence, and closing process.

 

Options On The Table

Most buyers focus on what is on market: what goes on the MLS and is then syndicated to Zillow, Trulia, Realtor.Com etc. The problem is that there is huge competition for these properties. IF (and only if) they are priced strategically and marketed well they fly off the shelf with multiple offers going over list price.

Open your mind to consider all the potential ways that you could find a property. Here are a few:

·        Properties are also posted on Craigslist, Facebook Marketplace, Ebay, and other websites. Turn on your BS detector because there is spam out there, but there are definitely opportunities here.

·        I have a program that allows me to contact the owner of any property. If a buyer is out and they see a property (house, land, etc) that interests them, I can call the owner and see if they would consider an offer.

·        This same system allows me to directly contact the owners of Expired listings in the MLS. These are properties where the listing agreement has run out but they may still be available.

 

Boots On The Ground

Here are two things I hear all the time from buyers:

·        I’ll come up when I see something I like

·        Let me know if you see something

I work with, not for, my clients. We are a team working toward achieving their dream of finding the best property to fit their needs. If you come up for a visit, we’ll check out properties and get to know each other. But this does not give you the best chances of finding the perfect place.

My recommendation is to block off time devoted to coming to this area and looking for property. In response, I will block off to make sure I am available to help.
